I have owned dogs my entire life. No one can argue the fact that a good dog is truly man's best friend.&lt;br /&gt;&lt;br /&gt;I currently have a chocolate lab mix that my wife and I adopted from a local shelter. Although sometimes he may act a big crazy, I would not trade him for the world. That is what a good pet can do for someone.&lt;br /&gt;&lt;br /&gt;So being a &lt;strong&gt;pet&lt;/strong&gt;, specifically a dog owner, and as a landlord, I always have conflicting thoughts when it comes to allowing &lt;strong&gt;&lt;strong&gt;pets&lt;/strong&gt;&lt;/strong&gt; to occupy one of my properties with a tenant.&lt;br /&gt;&lt;br /&gt;A lot of times the decision is made for me to not allow &lt;strong&gt;pets&lt;/strong&gt;. This is done because most, if not all insurance companies in the State of New Jersey will not insure a property with certain breeds of dogs living there. These would include your large and aggressive breeds such as Rotty's, Doberman's, German Sheppards, Pit Bulls and so on. The reason is these breeds of dogs are more likely to, and are strong enough to either do damage to the property or God forbid, to another human.&lt;br /&gt;&lt;br /&gt;If you are not a pet type of person then your decision is easy, you just do not allow them, but for me, it would hypocritical for me to say no, while I own one myself.&lt;br /&gt;&lt;br /&gt;If you are like me, then let me tell you what I do. To start, when I show the property, my rental application includes on it a statement that the applicant initials understanding that we do not allow certain breeds of dogs. For the reasons I mentioned above, this is not negotiable.&lt;br /&gt;&lt;br /&gt;If the tenant does own a dog and it is not one of the breeds above, I will make an appointment to actually meet the dog. I want to gauge the dog's behavior and friendliness.&lt;br /&gt;&lt;br /&gt;If I find a good tenant with a dog that I approve of, the rent immediately goes up $10 per month and I charge an additional security deposit fee. Also with that, in the lease it states that I will with hold $50 above and beyond the normal carpet cleaning charge.&lt;br /&gt;&lt;br /&gt;Using these three techniques to insure that I don't get plagued with a lawsuit or a destroyed property from a pet, has helped me tremendously and I believe if you do this, it will help you.&lt;br /&gt;&lt;br /&gt;Even though you may hear many horror stories about rentals and &lt;strong&gt;pets&lt;/strong&gt;, most occur because either the landlord does not do their due diligence in regards to the pet, or even worse they choose the wrong tenant.&lt;br /&gt;&lt;br /&gt;Do your homework before you make that choice and the percentages of obtaining a successful tenant &lt;strong&gt;pet&lt;/strong&gt; owner increases great.&lt;br /&gt;&lt;br /&gt;By: Michael C. Be consistent. A behavior is either acceptable or it isn’t. It can’t be acceptable on alternate Tuesdays when you’re in the mood. For example, it can’t be OK to allow your dog to jump all over you on the weekends when you’re in casual clothes, but not during the week when you’re dressed for work. That’s an obvious one, although you’d be amazed how many people I’ve met who do exactly that.&lt;br /&gt;&lt;br /&gt;Here’s one that’s less obvious. It can’t be OK for your dog to chew fabric toys but not to chew “inappropriate” fabric items. In other words, if you give your dog an old sock and say, “Here, chew this,” don’t be surprised when she eats your shirt. Consistency is a bit easier for singles or couples, and toughest for families. The more people who interact with the dog, the greater the likelihood of inconsistency. I strongly recommend that families conduct a few meetings to discuss and agree upon what will be universally unacceptable behavior on the part of the dog.&lt;br /&gt;&lt;br /&gt;Everyone needs to clearly understand what the rules will be for a training program to be most successful. That being said, we live in the real world and I recognize how difficult consistency on the part of a six-year-old child will likely be. Parents of younger children will need to practice a fair amount of prevention and understand that the dog’s training process may be a little bit more difficult and prolonged.&lt;br /&gt;&lt;br /&gt;2. Be consistent. Yes, I know I already said this, but consistency also extends to obedience commands. If you want your dog to learn to listen to obedience commands the first time they’re given, you need to be prepared to properly teach your dog to obey them the first time. This is most effectively accomplished if the initial foundation-level obedience you teach around the house is done off leash.&lt;br /&gt;&lt;br /&gt;I have sometimes run into problems when discussing how important it is for dogs to obey commands consistently. In my opinion, this is an area where attitudes have gone downhill in the last 30 years. Decades ago the idea that a dog needed to obey commands the first time they were given would not have drawn comment. Today, there are many owners who are uncomfortable with the idea that their dog should be trained to respond so predictably.&lt;br /&gt;&lt;br /&gt;I’ve had owners object, based on the idea that they did not want their dogs “to become robots.” It is important for these owners to understand that, first of all, if training is primarily done with compassion and reward this will not happen; and second of all, you might not care if your dog listens on the first command until the very first time she runs out into the street. Then, as cars are barreling toward her, you will pray she listens on the first command, because you may never get a second one.&lt;br /&gt;&lt;br /&gt;The specifics of how to teach foundation-level obedience off leash can be found in Chapter 7 of this book. However, the principles of consistency really need to be understood here.&lt;br /&gt;&lt;br /&gt;3. Understand why behaviors take place and deal with problems by dealing with the cause. When owners learn to do this, they will not just be reacting to what are often symptoms of an underlying problem.&lt;br /&gt;&lt;br /&gt;4. Learn basic training techniques and then follow rules one and two. All owners need to understand the principles of prevention, maintenance, redirection, reward and correction. And they need to use them consistently. Now that you have an understanding of some of the challenges, let’s discuss a little bit about behavior, so that everyone can be clear what terms such as “prevention,” “maintenance,” “redirection” and “reward” really mean. Once again, I was tossing and turning, in and out of sleep. I was half awake, mulling over my job situation: I want to make money writing but I need an income more. Then the most bizarre thing happened.&lt;br /&gt;&lt;br /&gt;“Hey human Bob! This is your best friend speaking! Wake up!”&lt;br /&gt;&lt;br /&gt;Who the hell was that? It was a deep, low voice; strong and certain with a hint of a bourbon induced slur. Sounded like Dean Martin actually. I immediately sat up. It was pitch black. The radio clock blurred 3:53 in a dull crimson light. All I could make out was the shadowy outline of Parker, my trusty beagle, sitting upright at my feet.&lt;br /&gt;&lt;br /&gt;“Hey boy, did you hear that?” I whispered instinctively. “Someone’s in the house.”&lt;br /&gt;&lt;br /&gt;My vision was starting to warm up to the darkness. Parker just stared back at me, his head tilted, his long ears hanging to the side of his head like hand towels on a wall. He turned his head to the bedroom doorway, lifted his nose to the night and sniffed. He turned back to face me.&lt;br /&gt;&lt;br /&gt;“Don’t think so.”&lt;br /&gt;&lt;br /&gt;I swore Parker spoke but it couldn’t be. I mean his hound drawn lips seemed to move to the words I heard but that was impossible.&lt;br /&gt;&lt;br /&gt;“Who’s there?” I yelled into the night. “Whoever it is, I am warning you that I am at this moment retrieving my loaded double-barrel twelve gauge from under the bed. I will shoot you. So leave now and I want to hear the door slam behind you.”&lt;br /&gt;&lt;br /&gt;I made some dumb noises in a lame attempt to fool the intruder into believing what I had just proclaimed. I took the ruse to the next level.&lt;br /&gt;&lt;br /&gt;“Okay. I’m fully armed and about to call 911 from my fully powered cell phone. Oh yeah, strong signal, four bars. Oh yeah, this is going to be a very clear 911 call.”&lt;br /&gt;&lt;br /&gt;“You’re breaking me up. Put the phone down human Bob.”&lt;br /&gt;&lt;br /&gt;It was Parker talking. I was certain of it. Nah, it had to be a sick trick.&lt;br /&gt;&lt;br /&gt;“Okay, good one Steve. You wired up the dog with a little speaker. Very funny.”&lt;br /&gt;&lt;br /&gt;My brother Steve was known to go to great lengths to pull off pranks. But I was pretty sure he was at his apartment in the city, sixty miles away, God knows doing what, and at 48 years old, unlikely to suddenly bother me with a prank—it had been 25 years since his last one. But the mind scrambles to the most implausible scenarios when so duly challenged.&lt;br /&gt;&lt;br /&gt;“Don’t think so. Nope it’s me, Parker,” the dog mumbled.&lt;br /&gt;&lt;br /&gt;I was positive he spoke again. By now I was sitting straight up, leaning towards him. He just sat there and looked at me with those big dark eyes. His poker face was on.&lt;br /&gt;&lt;br /&gt;“Parker? Are you talking to me?”&lt;br /&gt;&lt;br /&gt;“Well I’m not talking to myself.”&lt;br /&gt;&lt;br /&gt;I leaned back against the headboard. He yawned.&lt;br /&gt;&lt;br /&gt;“This can’t be. I’ve got to stop watching Animal Planet.”&lt;br /&gt;&lt;br /&gt;“Listen, I’ve got something to say and I’m not sure how long this talking stuff is going to work so …”&lt;br /&gt;&lt;br /&gt;“You are talking!” I interrupted incredulously.&lt;br /&gt;&lt;br /&gt;“Should you want I bow wow?”&lt;br /&gt;&lt;br /&gt;“Holy cow! Parker you are talking.”&lt;br /&gt;&lt;br /&gt;“Yup. But I’m not sure for how long. So can I say a few things before …”&lt;br /&gt;&lt;br /&gt;“I can’t believe this.”&lt;br /&gt;&lt;br /&gt;“Yeah I know. Either can I but if you don’t mind.”&lt;br /&gt;&lt;br /&gt;I looked at him with a giant smile plastered across my face. Parker can talk. The dog was talking. Who was I kidding? It had to be a prank. He continued.&lt;br /&gt;&lt;br /&gt;“I’ve been listening to a lot of that talk radio and that C-SPAN channel you watch while you write. I’m here to tell ya I don’t like what I’m hearing.”&lt;br /&gt;&lt;br /&gt;“You’re kidding me right?”&lt;br /&gt;&lt;br /&gt;“Afraid not.”&lt;br /&gt;&lt;br /&gt;Oh this was good. I was really hallucinating. Talk-shmalk, I had a few nagging questions of my own.&lt;br /&gt;&lt;br /&gt;“Hey, can I ask you something before you get to your stuff?”&lt;br /&gt;&lt;br /&gt;“Make it quick. I haven’t got all night.”&lt;br /&gt;&lt;br /&gt;“You like smell things a hundred times more than we do, right?”&lt;br /&gt;&lt;br /&gt;“Four hundred.”&lt;br /&gt;&lt;br /&gt;“Okay, four hundred. Wow! Then I really wonder about this.”&lt;br /&gt;&lt;br /&gt;“Yeah I know. Why do we like to sniff every morsel of excrement or yellow patch of urine we encounter on our walks?”&lt;br /&gt;&lt;br /&gt;“Now that you bring it up, yeah, why? It must smell like the inside of Dick Cheney’s or Ted Kennedy’s septic tank? And you know how much crap they’re filled with.”&lt;br /&gt;&lt;br /&gt;“That was a funny one human Bob. But it isn’t like what you smell. We pick up a lot more notes. It’s a broader pallet if you will. We don’t smell stink. We smell identity, mood, and illness. For instance, you know that crazy cairn terrier down the street?”&lt;br /&gt;&lt;br /&gt;“Yeah.”&lt;br /&gt;&lt;br /&gt;“She has stomach cancer and her humans don’t have a clue.”&lt;br /&gt;&lt;br /&gt;“You are kidding me?”&lt;br /&gt;&lt;br /&gt;“She probably has less than six months if they don’t get her to a vet soon.” He paused to lick his right front paw. “Yeah, and another thing. Don’t take me out at nights for awhile.”&lt;br /&gt;&lt;br /&gt;“Why?”&lt;br /&gt;&lt;br /&gt;“Cause there is a rabid possum living under the porch. That’s why.”&lt;br /&gt;&lt;br /&gt;“You know this from the smell of possum poop?”&lt;br /&gt;&lt;br /&gt;“Excrement.”&lt;br /&gt;&lt;br /&gt;“Whatever.”&lt;br /&gt;&lt;br /&gt;“Yup.” Parker yawned as if bored. “So is that it? Can I say what I need to say?”&lt;br /&gt;&lt;br /&gt;“Well there is that thing you do with that licking your, you know, your …”&lt;br /&gt;&lt;br /&gt;“Penis?”&lt;br /&gt;&lt;br /&gt;“Well, yeah.”&lt;br /&gt;&lt;br /&gt;“Jealous are we?”&lt;br /&gt;&lt;br /&gt;“Well, it’s just that …”&lt;br /&gt;&lt;br /&gt;“It’s all about keeping clean. Nothing pleasurable if that’s what you’re driving at. Nothing like what you do with your hand. By the way, I’d appreciate it if you wouldn’t pet me afterwards. Nope, no pleasure; it’s all business. You made sure of that when you had me “fixed”, remember. Thank you very much.”&lt;br /&gt;&lt;br /&gt;“Oh yeah, sorry about that. I had no idea you knew any different.”&lt;br /&gt;&lt;br /&gt;“No idea my butt. I’ll ‘no idea’ ya.” He paused again to lick his right paw again and then continued. “But I don’t hold it against you. We don’t hold grudges. Heck, if we did, we would have mauled most humans dead by now. Which brings me to why I am talking to you.”&lt;br /&gt;&lt;br /&gt;“No grudges. Really? I mean that “fixing” stuff is pretty serious. That’s pretty good if that doesn’t bother you.”&lt;br /&gt;&lt;br /&gt;“You done? Can I get to my concern?”&lt;br /&gt;&lt;br /&gt;“Sure. Sorry. Go ahead.”&lt;br /&gt;&lt;br /&gt;“How can humans be so smart supposedly, while they single handedly are destroying the Earth?”&lt;br /&gt;&lt;br /&gt;“You mean global warming?”&lt;br /&gt;&lt;br /&gt;“It’s more than that. It’s the air. It’s the water. It’s the dirt. It’s the forests. It’s the killing. It’s the anger. It’s the hate. It’s the grudges. It’s the fear. It’s everything.”&lt;br /&gt;&lt;br /&gt;“Oh come on. You’re being a little dramatic.”&lt;br /&gt;&lt;br /&gt;“We don’t know dramatic.”&lt;br /&gt;&lt;br /&gt;“Well give me examples of what you mean.”&lt;br /&gt;&lt;br /&gt;“First of all, the air is filled with danger. Dogs, cats, birds, animals of all kinds can smell it. It is our biggest topic when we get together.”&lt;br /&gt;&lt;br /&gt;“I don’t smell a thing.”&lt;br /&gt;&lt;br /&gt;“Yeah, that’s part of the problem. And you can’t taste the troubled water either.”&lt;br /&gt;&lt;br /&gt;“Scientists don’t seem to be complaining. So I should be listening to a dog?”&lt;br /&gt;&lt;br /&gt;“We have no agenda. For example, it can’t be OK to allow your dog to jump all over you on the weekends when you’re in casual clothes, but not during the week when you’re dressed for work. It can’t be OK for your dog to chew fabric toys but not to chew “inappropriate” fabric items. In other words, if you give your dog an old sock and say, “Here, chew this,” don’t be surprised when she eats your shirt. Consistency is a bit easier for singles or couples, and toughest for families. The more people who interact with the dog, the greater the likelihood of inconsistency. I strongly recommend that families conduct a few meetings to discuss and agree upon what will be universally unacceptable behavior on the part of the dog.&lt;br /&gt;&lt;br /&gt;Everyone needs to clearly understand what the rules will be for a training program to be most successful. That being said, we live in the real world and I recognize how difficult consistency on the part of a six-year-old child will likely be. Parents of younger children will need to practice a fair amount of prevention and understand that the dog’s training process may be a little bit more difficult and prolonged.&lt;br /&gt;&lt;br /&gt;2. Be consistent. Yes, I know I already said this, but consistency also extends to obedience commands. If you want your dog to learn to listen to obedience commands the first time they’re given, you need to be prepared to properly teach your dog to obey them the first time. This is most effectively accomplished if the initial foundation-level obedience you teach around the house is done off leash.&lt;br /&gt;&lt;br /&gt;I have sometimes run into problems when discussing how important it is for dogs to obey commands consistently. In my opinion, this is an area where attitudes have gone downhill in the last 30 years. Decades ago the idea that a dog needed to obey commands the first time they were given would not have drawn comment. Today, there are many owners who are uncomfortable with the idea that their dog should be trained to respond so predictably.&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;I’ve had owners object, based on the idea that they did not want their dogs “to become robots.” It is important for these owners to understand that, first of all, if training is primarily done with compassion and reward this will not happen; and second of all, you might not care if your dog listens on the first command until the very first time she runs out into the street. Then, as cars are barreling toward her, you will pray she listens on the first command, because you may never get a second one.&lt;br /&gt;&lt;br /&gt;The specifics of how to teach foundation-level obedience off leash can be found in Chapter 7 of this book. However, the principles of consistency really need to be understood here.&lt;br /&gt;&lt;br /&gt;3. Understand why behaviors take place and deal with problems by dealing with the cause. When owners learn to do this, they will not just be reacting to what are often symptoms of an underlying problem.&lt;br /&gt;&lt;br /&gt;4. Learn basic training techniques and then follow rules one and two. All owners need to understand the principles of prevention, maintenance, redirection, reward and correction. And they need to use them consistently. Now that you have an understanding of some of the challenges, let’s discuss a little bit about behavior, so that everyone can be clear what terms such as “prevention,” “maintenance,” “redirection” and “reward” really mean. It is a useful tips based on his experience..........&lt;br /&gt;======================&lt;br /&gt;&lt;br /&gt;We’ve recently moved into a new &lt;a href="http://www.apartment-rent.biz/"&gt;&lt;strong&gt;apartment&lt;/strong&gt; complex &lt;/a&gt;that really is much like a resort. We don’t have to maintain the lawn, handle any maintenance problems, or deal with unruly neighbors. We can use the pool without having to clean and maintain it, we can work out in a gym without the added monthly expense, we can play pool without going to a bar, and we can enjoy many sports such as racquetball, tennis, volleyball, and basketball.&lt;br /&gt;&lt;br /&gt;So why with all this “luxury” surrounding us would I already be in a tiff? Dogs! That’s why. Many of the renters own dogs and instead of taking them for a walk on the “&lt;strong&gt;&lt;a href="http://www.animalauntie.net/"&gt;pet walks&lt;/a&gt;&lt;/strong&gt;” which were meant for their feces. These &lt;strong&gt;pet owners&lt;/strong&gt; think its okay to walk their &lt;strong&gt;pets&lt;/strong&gt; around the &lt;strong&gt;apartment complex&lt;/strong&gt;, let them do their “business,” and then walk away without cleaning it up!&lt;br /&gt;&lt;br /&gt;I’ve learned that not cleaning up after their dogs is a &lt;a href="http://www.hugepetsupply.com/"&gt;&lt;strong&gt;HUGE pet&lt;/strong&gt; &lt;/a&gt;peeve of mine. First, I consider it rude to let your dog use the bathroom on someone else’s property. Okay, so we don’t own the lawn in front of our &lt;strong&gt;apartment&lt;/strong&gt;, but we sure do pay a lease for it as well as the public areas! Second, I think it is inconsiderate and shows a lack of respect for others. Third, I think it makes the property look bad.&lt;br /&gt;&lt;br /&gt;I can’t tell you how many times I’ve wanted to go up to a dog owner as the dog is doing his/her business and give the owner a piece of my mind. But instead, I bite my tongue and say to myself, “As long as they aren’t doing it on my property I have no right to say anything. I just hope if they do it on my property I find the right words to say without letting all my frustration out on one person.”&lt;br /&gt;&lt;br /&gt;I’ve even considered going up to management and making a fuss, but what can they do? They can’t “police” every &lt;strong&gt;pet&lt;/strong&gt; owner as they leave the house. There are signs posted through out the complex, they’ve mentioned this area of concern in the monthly newsletter, and it’s in the &lt;a href="http://www.rentnet.com/"&gt;&lt;strong&gt;apartment rental&lt;/strong&gt; &lt;/a&gt;contract.&lt;br /&gt;&lt;br /&gt;If you’re a &lt;a href="http://www.responsiblepetowners.org/"&gt;&lt;strong&gt;pet owner&lt;/strong&gt; &lt;/a&gt;who lets your pet “do business” on someone else’s property, think about this:&lt;br /&gt;&lt;br /&gt;How would you feel if you woke up one morning and stepped on something squishy as you walked to your car? Doesn’t sound bad? What if you looked down to find that squishy mess was actually a pile of dog poop? Would you be angry, irritated, or disgusted? Or would you think it was okay and just walk back in the hose to change your shoes?&lt;br /&gt;&lt;br /&gt;Now take that stop a step further, what if your little one was playing outside on his/her front lawn and thought that pile of dog poop was mud and put it in his/her mouth? Would you still be okay with someone else letting their &lt;strong&gt;pet&lt;/strong&gt; “do business” on your property?&lt;br /&gt;Final Thought&lt;br /&gt;&lt;br /&gt;Take the time to respect your neighbor today.
